Perhaps you should take the time to read the history of the area, both on this site and on the Planning Blog. In 1973 the town prohibited cottage colonies.  As was discussed with your neighbors today, perhaps it is time to undo the regulatory framework that prohibits cottage colonies and RV&#039;s.  These type of land uses were actually the first land uses regulated in Dennis, stretching all the way back to 1937.  The town always needs to consider what could happen next.  All one has to do is look at the situation at Curtis Pines.  The recent change in ownership has left the cottage owners on pins and needles about their future.  We need to ensure that the future land use patterns are ones we desire.  Current zoning neither protects the current uses nor provides the town with any real control over what could happen should the land owners decide change is necessary.  There has been much emotion since the Cape Cod Times article did not do the town&#039;s efforts justice.  No one is trying to force out the present uses, we are solely trying to figure out what the proper use of the area should be &lt;strong&gt;IF&lt;/strong&gt; the current uses are no longer viable at some point in the future.</description>

I  have been a resident of  Old Wharf  Road  for many   years and  my  husband&#039;s family   for  generations before.  We have  raised our children, have memories, contributed to the economic climate  for generations and now the economic development  committee feels they   need  room  tax  to  displace  hundreds  of  families.  What  about the  landscape,  mother  nature has  changed it  over  the  years, but  no  one else  has the right to distroy   Old Wharf Road and the lives of the residents.   Big business and greed have taken a toll on the country and now you want to do the same to Dennisport.</description>

		<description>In 1946 my grandparents built several cottages in Chase’s Ocean Grove.   Throughout my childhood and my adulthood I have been able to enjoy summers there. 
  Many families from our state’s towns and cities vacation in this cottage community.   These are people who prefer a little home on the beach, where they can make memories on a porch, rather than an ornate hotel.   While visiting Dennis Port, they shop at the local markets and stores, go to restaurants, enjoy local entertainment -- all the while contributing to the local economy.  
   Over the years my family has invested thousands of dollars into the upkeep of our cottage, 90% of the supplies purchased at local hardware stores.  It has been an investment of love for the past and future generations.   My children love this area as much as I do, and I am sure they will continue this legacy after we are gone.  
   Because our season starts in May and ends in October we continue supporting the local economy beyond what is thought of as the summer season.  Most of my gardening for home and our cottage is purchased at Hart Farm. We often we do half our Christmas shopping in Dennis Port, all of my school shopping for my children is done on the Cape,  and we support Holy Trinity Church throughout our season here.
   We are not transient visitors of your community; we support the communities in ways that a weekend visitor would not.  In many ways we consider it our home.  It seems to me you have a good thing going; why fix something that is working well? 
  Our hope is that the cottage communities that Patty Page saw years ago will continue into the future for generations. This is a town treasure. This is why people from all over our state and beyond love Old Wharf Road in Dennis Port. Please protect the cottage colonies on Old Wharf Road.</description>

Thank you for the response.  Over the past several years, there has been some development within the Chase Grove Area, particularly the Glendon Town Beach.  The development of a new septic system for the bathhouse, erosion control sea grass and new retaining wall, has removed what was once a quant and pretty beach area replaced with ruined continuity.  A prefab stone wall on one side-a lovely white picket on the other; sea grass around new septic bathhouse is great, but to only rope three sides and not the fourth is not keeping people out and off erosion control.  No beach access on left of bathhouse, except for stepping over a splintered plank while holding on to a splintered electrical pole.  A memorial buried in sand and sea grass.  A retaining wall that will actually cascade the Ocean over Old Warf Road instead of retaining into to the parking lot/beach area are just of few of the issues found with the redevelopment of the town beach and hope it is not a sign of what is to come.  I don’t envy your position of having to find a mutual acceptable plan to redevelop the area and keeping the old cap code charm, my hopes are that any development be well thought out since this area keeps loosing that charm, year-after-year.  A poll and blog are a good start.  Good Luck.</description>
